Hempel Companies recently closed on the Quadrant Office Building, a 103,522 square foot Class B office building located just two miles east of Maple Grove’s Arbor Lakes retail area and conveniently adjacent to the Highway 169/I-694 interchange.
Constructed in 1986, the building offers an attractive glass curtain wall exterior, a four story vaulted atrium, ample surface parking, and wetland views. In addition, Hempel is planning a thoughtful renovation of the common areas and will be adding additional conference rooms, a fitness center with locker room, and a Wi-Fi lounge. Ben Krsnak, Vice President of Hempel, commented on the purchase and the renovation saying, “The Quadrant was a great opportunity to acquire an attractive glass building for significantly less than replacement cost. By updating the common areas and adding amenities to the building, Quadrant will offer an upbeat work environment in a convenient location.”
Brent Jacobson, Vice President of Sales and Leasing at Hempel, sees exciting potential due to the range of tenant spaces available. “Not many buildings of this quality have the ability to accommodate a 50,000 square foot block. In addition, we have several opportunities for businesses who have smaller requirements. The floorplan flexibility and freeway access were major factors in our pursuit of this property.”
